The composition of
the leased property may be changed based on the
results of clarifying the list of property during
the ongoing inventory of the Lessor's
property.
The initial amount of the permanent
component of the monthly rent is 50,000 (fifty
thousand) rubles per month.

Essential terms of the lease
agreement: Lease term: for the time of water
navigation in the Ulyanovsk region for 2022, or
until the date of sale of the property from
auctions held by the financial manager, in
accordance with the procedure provided for in
Articles 110, 111, 231.26 of the Bankruptcy Law
(depending on which condition comes first); The
amount of the monthly permanent component of the
lease fees are determined based on the results of
the auction. The rent is paid in monthly
installments no later than the 5th of the current
paid month; the Tenant undertakes to maintain the
rental facilities and engineering/utility systems
in proper condition, to carry out current and
major (if appropriate) repairs. The cost of
repairs and inseparable improvements are not
reimbursable to the Tenant. If the rental objects
are not used, the Lessee is obliged to perform
actions for their conservation in accordance with
the rules of technical safety and the conservation
project. The lessee undertakes, separately from
the payment of the permanent component of the
rent, to fully bear all the operational and
utility costs of the facility, including, but not
excluding, the costs of gas supply, water supply,
sanitation, according to the tariffs established
by the relevant authorized state bodies, as well
as to organize at the facility: ensuring the
proper functioning of systems and equipment of
operating facilities located in buildings and
structures, carrying out scheduled preventive
maintenance, immediate troubleshooting in
emergency situations, cleaning of the street area
adjacent to the object, including comprehensive
cleaning, cleaning of the roof from snow and ice;
The Tenant undertakes to comply with fire safety
rules, as well as rules for the use of thermal and
electrical energy, not to overload the power grid
and undertakes to ensure timely fulfillment of
fire safety requirements, regulations, resolutions
of state bodies authorized to carry out fire
supervision; The Lessee undertakes to organize a
pass office at the facility and carry out a
checkpoint regime and protect the facility with
the involvement of a private security company at
his own expense; The Lessor (as well as the buyer
of the property from the auction) has the right to
unilaterally refuse execution out of court this
agreement (its part), in the case of: sale of the
Rental Object at auction as part of the procedure
for the sale of the Lessor's property during the
bankruptcy procedure of the Lessor, failure
(withdrawal) of the creditor's consent to dispose
of the Rental Objects by submitting it for
lease.
Other essential terms of the contract are
determined in accordance with the draft of the
relevant lease agreement.
The introduction of
disagreements, changes, exceptions to the draft
agreement on the validity of certain conditions is
not allowed.
Any legal entity can be a bidder,
regardless of its organizational and legal form,
form of ownership, location and place of origin of
capital.
The application and documents for
registration of participation in the auction in
the form of electronic documents are submitted by
the applicant through the operator of the site in
accordance with the rules of work of the latter
(including the time of reception) to the organizer

The bid
for participation in the auction is drawn up by

information, decides on the admission of the
applicant to participate in the auction and on the
recognition of his bidder or refusale in the

notification.
The organizer of the auction, based
on the results of the preliminary selection of
bidders, decides on the admission of the applicant
to participate in the auction or on the refusal of

and the submitted documents for participation do
not meet the requirements for applications for

Summing up the
results of the auction (the beginning of the
auction) will take place at 13.00 on 06/28/2021 at

auction and offered the highest amount of rent.
If no bids have been submitted or only one
participant has been admitted, the organizer of
the auction makes a decision to declare the
auction invalid. At the same time, if only one
participant was allowed to participate in the
auction, whose bid for participation in the
auction complies with the terms of the auction,
